What does a Condo Inspection Include?

A Pillar To Post™ condo inspection is conducted by one of our local, professional and licensed home inspectors and is similar to a detached home inspection. We assess the interior and exterior of the unit and identify any problems that have not been disclosed or should be addressed by the seller before you make an offer.

A professional inspection of the property you plan on purchasing can save you undue stress and unexpected costs down the line. Pillar To Post makes notes on key observations as part of their inspection and provides you with a printed copy at the conclusion of your townhome inspection or condominium inspection. You are welcome to accompany our inspector during the inspection and ask any questions you have and receive their valuable insights of the property. With the first-hand experience you receive when you attend the inspection, you are well-informed and can make the best decision for you.

Exterior

The unit’s exterior can be indicative of the level of maintenance and upkeep routinely performed on the building. Walkways should always be clear of obstructions like snow, ice, loose gravel, dirt or other landscaping materials. Pillar To Post™ townhouse and condo inspectors understand that the exterior walls of the building(s) should be free of water stains, cracks, discoloration and visible damage. There should always be adequate lighting throughout the property. The grounds and outdoor common spaces should be well-maintained with mowed lawns, manicured landscapes and clean shared areas in good repair.

Floors, Ceilings, Walls and Windows

Like any unattached home, ceilings, floors, walls, and windows can indicate bigger problems with a condo or townhouse. Our condominium inspectors know what to look for in an inspection and provide you with an unbiased assessment of the property. They know that discoloration and spotting on the ceilings, walls or floors may indicate a problem with water leaking from the roof, the unit above yours or from the pipes within the walls. Structural issues and problems with the foundation can be identified by cracks and rifts in the walls and ceilings. Windows or walls that have spots on them may indicate mold damage or the presence of mold.

HVAC and Electrical Systems

A Pillar To Post™ Home Inspector that inspects your townhouse or condominium also checks the electrical system in your unit. Our inspection includes checking for working outlets, lights, lighting fixtures and switches. Our local teams check for damage around breakers and updates made to an electrical system. They will assess the functionality of the HVAC systems and advise is the heating and cooling system works properly.

Plumbing

Before you make an offer on an apartment, condo or townhouse, make sure you know of any problems with the plumbing. Plumbing problems can be more expensive to update and repair. Pillar To Post Home Inspectors™ look for leaks around pipes, check the faucets and fixtures, and the functionality of the toilet. They also determine if the water pressure and the water heater is up to code, then advise you of their findings.
